The essentials

What to know before you invest in Kenya

  1. 01

    Verifying title and ownership

Before any money moves, confirm the seller really owns the land: an official search at the land registry, a title that matches the survey map, and no cautions, charges or court cases registered against it. This is the single most important check for anyone buying from abroad.

  2. 02

    Freehold, leasehold and non-citizens

Kenya's Constitution allows non-citizens to hold land only on leasehold, for a term of up to 99 years. Whatever your status, check how many years remain on a lease: a lease with fewer than 30 years left is a serious risk for resale and financing.

  3. 03

    Agricultural land and consent

Transactions in agricultural land need Land Control Board consent, and non-citizens face additional restrictions. Check the land use classification on the title before you commit to a plot, not after.

  4. 04

    Buying off-plan

Off-plan projects carry delivery risk. Look at the developer's completed projects, the current construction stage and how stage payments are protected. Our risk score gives developer track record and project stage extra weight for off-plan listings.

  5. 05

Reading risk scores and ROI forecasts

Every listing on DiasporaShield carries a risk score and an ROI forecast with its assumptions. Treat them as decision aids, not guarantees: each output is labelled to show whether it was computed by a model or assessed by an analyst, and none of it is financial advice.

  6. 06

    Avoiding common scams

Forged title deeds, the same plot sold to several buyers, and pressure to pay a deposit before any checks are the patterns that cost diaspora investors most. Never pay before the title has been verified, and only pay accounts that match the registered owner or the lawyer handling the transfer.

FAQ

Frequently asked questions

Are the resources free?

Most guides, videos and podcasts are free to read, watch or listen to, with no account needed. A few in-depth items are premium and can be unlocked individually; when an item is premium, its price is shown on the card.

Who are these resources for?

Diaspora and foreign investors buying property in Kenya, especially anyone who cannot inspect a plot in person. They assume no legal or property background.

What kinds of content do you publish?

Written guides and blog posts, explainer videos, podcasts and webinars. Use the categories on this page to browse one format, or the latest resources to see everything that is new.

Is this financial or legal advice?

No. The resources explain how the Kenyan property market works and what to check. For a decision about a specific property, order a verification report or work with one of the vetted lawyers, valuers and surveyors in our marketplace.

How do I check a specific property I am considering?

Every listing on DiasporaShield shows its verification status and risk score. For a deeper check, request a Basic, Expert or Physical verification report; the pricing page explains what each one covers and how long it takes.

Can I suggest a topic?

Yes. Tell us what you would like covered through the contact page and we will consider it for a future guide, video or webinar.
